Patio deck maintenance is best done during periods of prolonged dry weather. Dr. Roof offers these tips on how to extend the life and beauty of your deck. So fire up the “bar-b” and read the following:

Fiberglass decks:

With fiberglass decks you need to check for areas that are becoming "lighter" than the rest. Do a "thumb test", to see if there is any movement of the material when you push down. Movement is typically caused by moisture getting under the surface, even through a small pin hole, causing it to de-laminate.

While there are a lot of variables that cause decks to fail, the most common is weather conditions.

Fiberglass decks generally need to be re-coated every five years, but should be checked yearly. The edges need to be examined for possible hairline cracks, which may show up where metal corner bead has been installed.The hard surface of fiberglass makes it less likely for sharp objects to penetrate the surface, than with vinyl decks; however, if cracks are showing up on the seams it is time to resurface.

To clean fiberglass decks use soap and water with a stiff bristle brush, on a regular basis. Where there is a lot of algae or moss, a cleanser such as Vim® may be used.

Deck

Dr. Roof points out the damage caused when the edge metal is not secured properly. This particular unit cost thousands of dollars to repair.

Vinyl Decks:

I personally prefer this type of deck. The life span of the material is longer, plus the greater variety of color, texture, and design offers homeowners more choice.

This material is not impervious to damage. Things like small nails or tacks in the bottom of a shoe could penetrate the surface. On all inspections I have completed, the number one cause of punctures has been high heels! A close second is chairs that are missing the base from the bottom of one leg.

If the product looks like it is lifting from the wall, or bubbling up it requires immediate attention. You may need a professional to look at it for you.

To clean Vinyl decks, I recommend Vim® with bleach or soap and water with a stiff bristle brush. Don't over brush to get rid of a small spot or you may discolor the surface, or even cause permanent damage.

The areas where the posts make contact with the deck, and screws penetrate the surface require special attention. To minimize leakage, make sure the caulking around the base of the post is not cracking or pulling away. Using proper caulking is paramount in preventative maintenance.
